J+M Event Rentals: Terms & Conditions

Please read these Terms & Conditions carefully before booking your rental with J+M Event Rentals. By proceeding with a booking, you agree to be bound by these terms.

1. Booking & Payment

  • Booking Confirmation: All bookings are subject to availability and are only confirmed upon receipt of a signed Rental Agreement and the required deposit.

  • Deposit: A 25% deposit of the total rental fee is required at the time of booking to secure your desired items and date. This deposit will be applied towards your total balance.

  • Final Payment: The remaining balance is due at delivery.

  • Payment Methods: We accept cash, card, or check. A 4% processing fee applies to all credit card payments.

    • Checks can be made out to J+M Event Rentals, 2004 W Tower Rd, Kankakee, IL 60901

    • A 4% discount applies to final payments made in cash

  • Late Payments: If the final payment is not received by the due date, J+M Event Rentals reserves the right to cancel your order without refund of the deposit, and the rented items may be released for other bookings. The client will still be liable for full payment.

  • Pricing: All prices are subject to change without notice until a booking is confirmed with a signed agreement and deposit.

  • Credit Card Requirements

    • A credit card is required on file for all rentals.

    • This is used for insurance purposes and may be charged for:

      • Late payments

      • Damage or loss beyond security deposit coverage

      • Cleaning fees

    • Rentals will not be delivered without a credit card on file

    • If delivery must be rescheduled due to missing information, an additional delivery fee applies.

2. Cancellations & Changes

  • Client Cancellations:

    • Cancellations made 30 days or more prior to the event date will result in the forfeiture of the non-refundable deposit.

    • Cancellations made less than 30 days but more than 7 days will result in a cancellation fee of 50% of the remaining rental fee in addition to forfeiture of the non-refundable deposit.

    • Cancellations made less than 7 days prior to the event date will result in a cancellation fee of 100% of the rental cost.

    • Same week reservations must be paid in full upon booking and may be subject to a same-week scheduling fee

  • Client Communication:

    • If no one is present when the equipment arrives, the card on file will be charged unless other arrangements have been made.

    • If payment is declined, J+M Event Rentals reserves the right to remove rental items. The client will still be liable for full payment.

    • If J+M is asked to return, another delivery fee will be added to the order

  • Changes to Order:

    • Requests for changes to an existing order (additions or subtractions of items) must be submitted in writing at least 7 business days prior to the event date.

    • Additions are subject to availability and additional charges.

    • Subtractions may result in a reduced rental fee, but any portion of the deposit or payment already made for those items may be forfeited, depending on the timing of the change and our cancellation policy.

  • Force Majeure: J+M Event Rentals is not liable for any failure or delay in performance due to circumstances beyond our reasonable control, including but not limited to acts of God, war, terrorism, riots, embargoes, acts of civil or military authorities, fire, floods, accidents, strikes, or shortages of transportation, facilities, fuel, energy, labor, or materials. In such cases, we will work with you to reschedule your rental or offer a credit for future services.

3. Rental Period & Usage

  • Rental Period: The rental period begins at the agreed-upon delivery/pickup time and ends at the agreed-upon return/pickup time. Any extension of the rental period must be pre-approved by J+M Event Rentals and may incur additional charges.

  • Timeliness: It is the client's responsibility to ensure that the venue/site is accessible and ready for delivery and setup at the scheduled time. Delays caused by the client or venue may result in additional labor charges.

  • Proper Use: The client agrees to use all rented items only for their intended purpose and in a safe and responsible manner.

  • Supervision: The client is responsible for supervising the use of all rented equipment, especially if it will be used by children, and ensuring all safety guidelines are followed.

  • No Alterations: Rented items may not be altered, modified, or permanently affixed to any structure without the express written consent of J+M Event Rentals.

4. Delivery, Setup & Pickup

  • Delivery/Pickup Service: Delivery and pickup services are available at an additional charge, based on location and accessibility. Delivery is required for tent orders. Specific delivery and pickup times will be arranged in advance. When booking online, delivery times chosen are not guaranteed. J+M will be in contact to schedule all deliveries.

  • Accessibility: The client must ensure clear and safe access to the delivery/setup area. This includes providing pathways free of obstructions, stairs, or other barriers. Any additional labor or time required due to difficult access may incur extra charges.

  • Setup/Teardown: The rental fee typically does not include setup or teardown of items, except tents, unless explicitly stated in your custom quote. Setup and teardown of tents is included in the unit price. If you require setup and teardown services of tables and chairs, this must be arranged in advance and will incur an additional fee.

  • Client Responsibility: All rental items should be gathered and ready for pickup at the agreed-upon time and location. Items not ready for pickup may result in additional charges.

  • Self Pickup & Drop-Off: The client may opt to pick up rented items and drop them off at the end of the rental period. Available Monday-Sunday by appointment only. Tables must be picked up in a truck or trailer. No cars or SUVs.

5. Care of Equipment & Damage

  • Client Responsibility for Equipment: The client assumes full responsibility for all rented equipment from the time of delivery/pickup until it is returned to or picked up by J+M Event Rentals.

  • Damage/Loss: The client is responsible for any loss, theft, damage, or excessive wear and tear to the rented items, regardless of cause, during the rental period. This includes damage due to misuse, neglect, improper handling, or unauthorized alterations.

  • Damage Charges: In the event of damage or loss, the client agrees to pay the cost of repair or replacement of the item(s), as determined by J+M Event Rentals, which may include labor, materials, and transportation costs. Charges for damaged or lost items will be applied to the credit card on file or invoiced directly to the client.

  • Cleaning: All rented items must be returned clean, besides normal wear and tear. A cleaning fee will be charged for items requiring excessive cleaning.

  • Missing Items: Any items not returned will be considered lost and charged at full replacement value.

6. JULIE Before You Dig

  • A JULIE request is required for tent installations.

  • J+M Event Rentals will take care of contacting JULIE

  • By paying the deposit, you grant permission for JULIE Before You Dig to mark underground utilities.

  • Private utilities (LP Gas, sprinklers, electric dog fences, utilities to outlying buildings, etc.) must be marked by the client.

  • J+M Event Rentals, LLC is not liable for repair if damage is done to unmarked or inaccurately marked facilities.

7. Winter Rentals

  • No tent rentals if temperatures are below 36°F.

  • J+M Event Rentals reserves the right to cancel installations due to weather conditions.

8. Liability & Indemnification

  • Assumption of Risk: The client acknowledges and accepts all risks associated with the use of the rented equipment.

  • Indemnification: The client agrees to indemnify, defend, and hold harmless J+M Event Rentals, its owners (Jaime and Melinda), employees, and agents from and against any and all claims, damages, losses, liabilities, and expenses (including legal fees) arising out of or in connection with the rental, use, or misuse of the equipment, including any personal injury or property damage.

  • Insurance: We recommend the client obtain appropriate event insurance to cover any potential liabilities, damages, or losses related to their event and the rented equipment.

9. Miscellaneous

  • Governing Law: These Terms & Conditions shall be governed by and construed in accordance with the laws of the State of Illinois.

  • Entire Agreement: These Terms & Conditions, along with the specific Rental Agreement for your booking, constitute the entire agreement between the client and J+M Event Rentals and supersede all prior or contemporaneous understandings, agreements, negotiations, and discussions, whether oral or written.

  • Severability: If any provision of these Terms & Conditions is found to be invalid or unenforceable, the remaining provisions shall remain in full force and effect.

  • Photos: J+M Event Rentals reserves the right to use photos of our rented items at your event for promotional purposes unless otherwise requested in writing by the client.


By submitting a booking with J+M Event Rentals, you acknowledge that you have read, understood, and agree to these Terms & Conditions.
